Non-cladding defects on Class 2 buildings

The establishment of Cladding Safety Victoria (CSV) by the Victorian Government is a world-leading initiative. The $600 million program is making Victorians safer by reducing the risk associated with combustible cladding on residential apartment buildings across the state.

The program has also provided a unique opportunity to examine the performance of external wall systems behind the external layer of cladding. CSV has compiled a significant body of data obtained through the program that highlights extensive non-cladding defects, that must be funded by owners.

CSV’s analysis has found 168 buildings (50%) of the total funded buildings in the program (339 as of October 2022) have defects unrelated to cladding. Some of the most common building defects identified relate to mould and water ingress and balcony defects, among others.

This is more extensively covered in CSV’s research paper below.

Cladding Safety Victoria has published a research paper with findings and analysis relating to building defects other than cladding, including photographs of various defects found.

Video case studies

Watch a video below of the experience of one building in dealing with non-cladding building defects. This building had cladding rectified as part of Cladding Safety Victoria’s program and through this process, additional building defects were found, which were funded by owners.

The video below shows a range of non-cladding related building defects in some of the most complex buildings in Cladding Safety Victoria’s program.
